Mortgage words to know

Homebuying can feel like a secret language. Get to know these common words and abbreviations.

Private mortgage insurance (PMI)

Lender insurance that homebuyers may be required if you make a down payment of less than 20%. Our first-time homebuyer program is unique because you don’t have to pay PMI even if you have a small or no down payment.

Loan-to-value (LTV)

A percentage calculated by dividing the mortgage amount by the property value. So if your home is worth $200,000 and your mortgage is $150,000, you have a 75% LTV. Generally a lower LTV means lower interest rates.

Down payment

How much cash you put toward your home purchase.

Debt-to-income (DTI)

How much of your pay gets eaten up by debt. Divide your monthly loan payments by your pre-tax income to get your DTI. When calculating your budget, it’s best to keep your DTI under 43% (including mortgage payment).
