  • Only pay interest on what you use – great for ongoing home repairs or an emergency fund
  • Use and reuse your HELOC – funds become available to use again as you pay them back, similar to how a credit card works

Cash-out refinancing

A cash-out refinance lets you trade in your current mortgage for a new one with a higher loan balance, and you get the difference paid to you in cash. It's often a smart choice if you can lower your interest rate at the same time.

HELOC FAQs

A Home Equity Line of Credit (HELOC) lets you borrow money using your home’s built-up equity as collateral. Many homeowners are able to borrow large amounts of money at much lower rates than other loan options.

After you’re approved for a credit limit, you can draw from it during a set period. Use funds, repay them, then use them again as much as you want during the draw period, and you only pay interest on what you borrow.

The amount depends on your home’s value, your equity, and your financial profile. Many borrowers can access a significant portion of their home’s equity.

You can use a HELOC for almost anything, including home improvements, debt consolidation, educational costs or unexpected expenses. It’s a flexible way to fund your goals.

Yes and no. A HELOC can impact your score like any loan product – making on-time payments helps your score while a missed payment can hurt it. One great feature of HELOCs is that (unlike credit cards) they don’t impact your credit utilization, meaning you can borrow up to your full credit limit without it negatively affecting your score.
